Perfect Timing!
Right now may be the best time to
buy a home.
First, interest rates are low and
possibly going lower. Today you can get a 30 year fixed rate close
to 5%!
Second, Prices have come down
substantially. Some of my clients have purchase properties at
prices $100,000+ less than their previous value.
Third, lenders have brought back
many loan programs that were not available a few months. It is
possible to purchase a house with little or money down.
Fourth, The $7500 first time buyer
tax credit through June of 2009. It may be extended or modified,
but for now, it is only going through June 2009. Instead of
getting a $500 refund on your tax return, you could get an $8000 refund!
(there is a recapture clause but it's a low payment and it's over a long
term)
Fifth. The Recession.
According to several Economic websites, recessions typically last 6-16
months. If we've been in a recession for 12 months, the economy
should be improving soon. No one knows where the bottom of the
market is until well after it starts to rise again.
Sixth, More choices available.
The inventory of homes for sale is still fairly high. You have
more to choose from.
Seventh, Renovation costs are lower. Many
contractors are looking for work and they are competing for the limited
number of jobs available. It may cost less to do those initial
renovations after purchasing a home.
