Mortgage Pre-Approval

If you're just beginning a search for your first home or your 10th, one of the first things that you need to do is to get pre-approved by a reputable mortgage lender.  With a pre-approval letter in-hand a seller does not need to be as concerned about a financing contingency, your offer is seen as stronger and it is more likely to be accepted.

A couple of things to consider when selecting a lender:

  • Be careful of hidden fees and high closing costs.  "Origination Fees" and "Junk Fees" can make what you thought was a good deal not so good.

  • Some of the mortgage companies that advertise heavily on TV and radio have the WORST records with the Better Business Bureau. Click on the link to find out more.

  • The Commonwealth of Massachusetts Division of Banks has a web site that provides records of enforcement action taken against Massachusetts Banks that don't comply with regulations.  Click on the link to Massachusetts Division of Banks to read more.

  • There are some lenders that issue pre-approval letters without verifying credit, employment, and other important factors.  If your pre-approval letter is from a lender that has become known for such practices, it may cause a seller to accept someone else's offer. You could lose a property.

Moving Up or Adding on?

Lately I've met with a large number of people who are deciding whether to add on to their current home or sell and move up to a larger home.  It sometimes makes sense to add on to your current home.  I can assist in your decision by providing some crucial information:

  • How much additional space and what features do you need?

  • What would be the cost to add to your current property?

  • What's the projected value of your home with the added improvements?

  • What would it cost to purchase a home that already has the features that you want?
